I want to go right to the economy today because I think some of the things we've been talking about are happening.
Gold today is at $2,932.
Okay, now we started talking about that gold.
I started encouraging you to really put your IRAs and your 401ks, at least some in gold.
Gold was at under $1,900 an ounce.
You would have made $1,000 an ounce.
Okay, that would have been, that's like a one-third increase in your money had you listened.
And the silver is $32.91 today, and I think silver will appreciate actually faster.
I've also, We've been predicting that we're going to have a tremendous crash of the economy, and I think it's shaping up.
So there's an article out today on the Mises Institute, which is very good in terms of following, it's also being republished on Zero Hedge, on the commercial real estate bond market, which is hitting a record high in distress.
Now, this is very reminiscent.
Of the way we started out the subprime market decline in 2008 and 2009. So the article says, at the end of the fourth quarter, 2024, commercial real estate continued to exhibit severe weakness with commercial real estate bonds hitting record distress levels,
surpassing previous records reaching third quarter 2024. Commercial real estate bonds are just commercial real estate loans packaged into securities and sold to investors.
One category of bonds, which is called Commercial Mortgage-Backed Securities, CMBS. So their distress rate increased to 10.6%, a fourth consecutive monthly record.
Okay, now this is $625 billion in outstanding commercial real estate debt, which is loans on office properties now in distress.
Because they're above 17% while apartment loan distress accelerated 12.5%.
These are loans in trouble.
Loans are not being paid.
While loans underlying the commercial mortgage-backed securities, their general longer-term and fixed rates are also extremely insolvent.
Floating rate commercial real estate are even worse.
These bridge loans, which are packaged up into commercial real estate collateralized loan obligation bonds, another $75 billion, and they are sporting a 13.8% distress rate, which is, again, another record.
So the true extent here is not yet really seen because you've got You know, the bank lending to commercial real estate is about $3 trillion in outstanding loans.
And what's happening is that since these buildings downtown throughout the country, especially in the Democratic hellhole cities, are not fully occupied.
In fact, they have shockingly large unoccupied rates.
Who wants to go to the downtown areas when you've got crime and illegal immigrants?
Migrants all over the place and homeless and feces and everything else on the street, human feces and drugs.
It's like San Francisco.
Union Square is about closing down.
Okay, so what's happening with all of this is that these loans are going to start defaulting.
Okay, so today, as of the moment, a lot of the bondholders, a lot of the loanholders have not marked to market.
The true value of these investments.
A building which has 25% no occupancy is not going to be worth 100% of its original value.
So when it has to be refinanced, there's going to be a part of the previous loan that has to be paid out of pocket because the new loan will not retire necessarily, the previous loan.
Okay, so...
The article is barely long, but what it's saying is that this is a potential ticking bomb because it could easily have the same kind of impact.
At $4 trillion, the commercial real estate market is the same size as the subprime mortgage market at its peak.
Also, like subprime loans, I'm reading from the article, commercial real estate loans made over the last few years were issued in the midst of a raging bubble that saw prices reach unprecedented levels.
To facilitate this bubble, loans were issued repeatedly to those who had no real experience in commercial real estate or investment management.
So the result is a burgeoning crisis in commercial real estate, which the data unmistakably confirms, despite attempts by bondholders to postpone reality.

And you can't, you know, you have to be accompanied anywhere you go in the building.
And you're confined to that room.
And they're in charge of grilling you.
Well, again, they lied.
And they thought they had a tie to Julian Assange.
I did not.
They said, okay, at the end of all this time, brought me before the grand jury.
They said, well, okay, we're going to charge you with a crime in Washington, D.C. The jury will hate you and spend the rest of your life in jail, or just take this plea deal and say that you hid your tie to Julian Assange, you lied to us, saying you figured out yourself that Julian Assange had Podesta's emails to release at the end of the campaign, and we'll treat you lightly.
When I thought about that, it put me through hell.
It ultimately broke up my marriage.
I said, finally, I could not bear the idea of swearing to a lie before God to stay out of prison.
So what I did is I said, I will not take your plea deal and go ahead and put me in prison the rest of my life if that's the consequences.
They did not indict me.
It said they closed down the Mueller investigation.
And Rudy Giuliani, I met with him at the Harvard Club later, and he said that he showed my plea deal to Donald Trump.
The two of them decided that they were really after Trump, and if I took the plea deal, they would have made their Russian collusion case.
They would have me saying that it was a tie to Julian Assange, that I shared it with Roger Stone.
That would have tanked the White House at the first Trump administration.
I did not take the plea deal.
I was willing to go to jail if that's what they were going to do.
I put St. Paul in jail.
He wrote a book.
Well, I could do the same.
And so, therefore, that's what ended the Mueller investigation.
But this book has chapter and verse, everything they did, and the criminality of what they did.
So this book has a lot of evidence.
I've got lots of documents.
I've got lots of notes.
I'll be happy to turn them all over to them.
But, you know, again, I'll read you a paragraph from page four of this book.
I said, Mueller's entire Russian collusion case came down to proving that I had introduced Julian Assange of WikiLeaks to Roger Stone, a longtime advisor to Donald Trump.
Mueller's theory was that I had introduced Stone to Assange, that Assange, in telephone contact with Trump, colluded with Assange as to how and when to release the emails Russia had stolen from the Democrats.
To do the most harm to Hillary Clinton's presidential campaign.
The problem was, I never communicated with Julian Assange or WikiLeaks.
Okay, so here, read another paragraph.
The lead paragraph interrogated me with Jeannie Rhee, a lawyer who had served as legal counsel for the Clinton Foundation.
Rhee demeaned my religion.
Dr. Corsi, you're asking us to believe that in July 2016, when you took a trip...
To Italy with your wife for your 25th wedding anniversary, God intervened and performed a miracle in your mind telling you Assange had John Podesta's emails, she said in an angry voice.
I responded that I did not appreciate her ridicule in God, but if she was asking if I had figured out on my own in July and August 2016 that Assange had Podesta's emails, the answer was direct and honest.
Yes, I figured it out without any communication with Julian Assange or WikiLeaks.
Okay, so what concerned the FBI in the Mueller investigation can be traced back to my family trip my wife and I took in July and August 2016 to celebrate our anniversary.
On that trip, relaxing from the demands of everyday writing, I had time to think.
Of all the things I concluded was that Julian Assange and WikiLeaks had obtained the emails stolen from Podesta, Clinton's 2016 campaign chairman.
Those were the emails I would have stolen if I had been Seth Rich getting into the computer.
I wasn't, but I knew that was the motherlode.
I further deduced that Assange would make all these emails public in October 2016 as that year's October surprise.
Calcutta had hit the Clinton presidential campaign with a death blow.
The first batch of stolen emails Assange had released on July 22, 2016, focusing on DNC chairperson Debbie Wasserman Schultz and the plan she implemented with Hillary Clinton to deny Bernie Sanders the Democratic presidential nomination.
Soon after that, Assange let it be known he had additional Clinton emails to release, but it was not known what additional emails Assange had or when he would make them public.
I connected the dots and deduced, or possibly I just guessed it was lucky, but I was sure on my Italy trip that the additional stolen emails that Assange possessed were Podesta's emails.
I also reasoned that Assange would release the Podesta emails in October.
That timing would not give Hillary enough time to recover, especially if Assange dripped them out in serial fashion, a few emails every day, right up until the November 6th election.
I have been studying Podesta and Assange for several years in my work as an investigative journalist.
But when I knew of Podesta, I firmly believed that I was right.
And WikiLeaks published the Podesta emails in October, if they did, if I was right.
They would be extremely damaging to Clinton's presidential ambitions.
By phone and email, I conveyed my conclusions from Italy to many people, including Roger Stone.
That's the story.
And what Shiv is afraid of is that his role in all of this is going to come out.
That his role is money, is sexual proclivities, is...
I think it's also going to be that we're going to see both the...
We're going to get all of the material from Jeffrey Epstein and P. Diddy.
The names are going to be released.
I think Pam Bondi and Cash Patel are going to do that.
And I'm sure it scares Schiff and the others to their very roots because they know the crimes they've committed.
And they know now that the Justice Department is coming after them.
And they may have regretted what they did to Donald Trump.
But I guarantee you Donald Trump has not forgotten the indictments he was put through, the lies that were told about him, the attempts to destroy him, destroy his marriage, to accuse him of infidelity, paying hush money to prostitutes.

But I think the deep state is finally getting its own taste of the medicine and its only beginning.
This book points out how Brennan and Clapper were at the center of it.
This book should be made into a movie because, again, it goes into all of the aspects of the detailed aspects of how the emails were stolen.
John Brennan and how he, Attempted to blame the cyber theft on Russia.
The lies that were told by Clapper.
This crowd strike evidence that was the proof Russia hacked into the DNC computers was all a put-up job by a group that was paid and close to Hillary Clinton.
It goes into all this detail.
Department of Justice did was the FBI has a counterintelligence division which makes it operate internationally as an intelligence operation competing or working with the FBI. So I think we're about to see this one be one of the major deconstructions of the deep state.
Trump is doing an excellent job cutting and bringing them to bear for their crimes.
And the deep state collapses.
It is all a money scam.
And when we start investigating Washington, Republican, and Democratic, how they got there, I think I am going to shock the American people.
But the job of Trump's administration has only just begun.
My comment on this, I'd like to get you They're running scared.
They're worried that Kash Patel is going to expose a lot of the wrongdoing done during the first Trump term.
He has already said he's going to release the Epstein files, which is something they're also very scared of, the Epstein list.
They're worried that he's going to help Doge when it comes to their continued audits of what's going on.
They're all worried they're going to be exposed.
And they're not going to be very popular with the American people moving forward.
It's going to be a career ender for a lot of these people as well.
Some like Schiff are going to weasel through it because he always finds a way.

Okay, so now there's a story in one of the major newspapers in Italy today, the Corriere della Sera, which is like the night crier, which is that the Pope Francis is...
Thinking of retiring now.
Okay, so this is really interesting.
So if he died, Pope Francis dies now, they'll have a great celebration burial in which they're going to make him like a saint and say he was the saint of the undertrodden, the marginalized, the poor LGBT who were being discriminated against.
And it'll be sickening how they try to Take his leftist progressive destruction of the Catholic Church and applaud it as if this were a great mission of Jesus Christ for the poor or those who were marginalized, the least of us.
They'll take passages from the Bible and they'll make Jesus Christ into Marx, Karl Marx, which is not what Jesus Christ was about.
He was not about destroying the corporate state or attacking Rome.
He was here for salvation.
Okay, now the whole operation here, which is what they're doing, is to say, well, maybe there's so much going to be coming out now in the church that we better say that the pope is either dead, we get a new pope in with everything he has put into place, legitimated, so all the cardinals he's appointed, all these lefties, all the LGBT stuff.
All that stays.
All of his encyclicals, all of his support of the climate change hoax, all the support he did of immigration, all that stays.
And then he just goes off into the sunset and retires.
We'll say, well, he's too old to question.
Okay, this is the kind of same thing they did with Biden.
Same routine.
All right, now, the whole alternative.
If he doesn't die, this is going to be knowing that the Catholic bishops, which have taken billions of dollars from the government to protect and foster illegal immigrants in this country, and they've been doing it for decades, they're also going to be exposed and audited.
The Catholic Church has had to pay billions of dollars out.
And these lawsuits from the pedophile priests, which have been exposed back to their criminality going back to the 1950s.
And thanks to papers like the Boston Globe, which exposed this, we now understand that the Catholic Church has become largely a homosexual organization.
That and pedophilia.
It's either the seminarians only get through the seminary if they are homosexuals.
Or the altar boys are all hit upon by the priests for sex.
The Catholic Church has been rotten at the core.
Leo XIII was right that Satan decided to enter the Catholic Church and he found a welcome audience.
So Pope Francis knows he's facing the end of his life one way or the other.
He's going to have to face God.
And there's lots more going to be exposed about Pope Francis.
The Catholic Church realizes now, it's not coincidental, that this discussion of Pope Francis retiring comes the day after in the Corriere della Sera, Italy, the day after Cash Patel is made head of the FBI. Because I'm going to make sure, and a number of other Catholics I'm working with, and Archbishop Vigano has been a very, very strong voice in all of this, and I expect he'll be speaking out on this subject as well.
We've been quoting him.
I've been working with him.
He cited the work I've done in print.
Archbishop Vigano acknowledged that the work we did finding the algorithms was a key reason Trump won in 2024 because the criminals, the Democrats, could not use the algorithms in the presidential election.
They did use it in down-ballot elections.
And we're going after, as I pointed out yesterday, in Florida to have some cases which will, in fact, I think overturn at least one House election in Florida, in the 14th District, and Tampa and St. Petersburg.
I'm working with Attorney Peter Tickton, who is President Trump's close friend.
They went to military school together, high school.
They've known each other since they were 17 years old.
And Peter is now doing the legal work to show the algorithms are in virtually every state in the country.
And these need to be out of the election, out of the Board of Election databases before the midterms or the Democrat criminals will undoubtedly try to steal the majority in the U.S. House and the U.S. Senate in the midterm elections in 2026. So this is critical work and it has to be done.
And the entire nature of the deep church and the deep state have to be investigated together.
Because this deep church is trying to legitimate this neo-Marxism critical theory which will undermine God and undermine family, destroy our values, and destroy the United States of America.
The United States of America is the last bastion of freedom.

And this Governor Holcomb, who is losing her mind, I think she's getting to see Trump today because she can't stand the idea that Trump's taking away all her money.
The illegal immigrants now in the Roosevelt Hotel are going to have to find someplace else to live.
So she's in a panic.
And she's yet holding pressers, press conferences, in the subways, calling Trump a dictator, a king.
Well, she's about to get a lesson in politics.
Because her money's going to be cut.
The entire democratic system of fraud and abuse and violating laws is going to be exposed.
A group was carrying a baseball bat, a knife, and pieces of wood, robbing the guy, pushing him off the train even.
So as subway violence continues to spiral out of control and make the news, criminals are somehow still able to get away with whatever they want.
Down here, in spite of more troops and police pouring into what is becoming America's most dangerous public transit network on a regular basis.
In fact, their presence here is doing nothing at all to stop crime.
And some say all the added security down here might actually be making things worse.
On board the F-train, armed with a baseball bat, pieces of wood, and a knife, police say this group walks through train cars scouting out a possible victim.
Another layer of protection underground.
Governor Hochul says an additional 750 officers will be stationed on platforms and 300 more will be added to overnight trains from 9 p.m.
to 5 a.m.
for the next six months.
I think it's definitely a little bit more unsafe at night.
It's definitely reassuring.
I think it's a good idea with all the things going on, having, you know, an extra set of eyes and hands to grab someone if they start acting up.
You're surrounded by six individuals.
One has a switchblade knife, and two others have what I call makeshift weapons.
After victimizing not one but two individuals, one female in particular starts to dance.
This is a true surge.
Our Governor Kathy Hochul launched this initiative in response to a prevailing sense of a bunch of New Yorkers who simply feel it is not safe to ride the subways right now.
The governor says trends show crimes in the subway system will likely occur overnight and adding more police presence will help track where they're committed.
So here we have a gang of teenagers who didn't even bother wearing masks when robbing people while armed.
But what nobody in charge of subway safety wants to admit is that these guys, they don't have to wear masks because we don't have any laws that can actually stop them.
Which is why it's no surprise that assaults and robberies are spiraling out of control down here.
Because in many cases, these crimes are no longer crimes at all and have been decriminalized.
Making them misdemeanors with light to no consequences.
Revealing that our legal system...
The system is an absolute joke to criminals who get unlimited practice exploiting it.
Plus, in the case of minors, they can't be sent to jail in most cases, even when they do something so bad it would land an adult in the slammer for years.
But it's not just the subway where we see out-of-control crime.
It's happening above ground, too, with gangs, some made up of teenagers.
Going on robbery sprees in places like Central Park and Times Square.
And there's now so much lawlessness in our collapsing city that police are powerless to stop it.
Especially when arresting a criminal just gives them practice interacting with police to better prepare them to evade New York's finest the next time they offend.
Which brings us to the real reason why all of the police and National Guard members down here can't do a thing to solve our crime problems.
The cops will just waste their time while they get arrested and then set free.
Emboldening and training budding thugs until they become hardened crooks with plenty of practice preying upon the law abiding.
Which is why now we've got brazen gangs rampaging through subway cars with weapons.
All of it caught on the security cameras our progressive leaders told us were put here to protect us without arresting anybody.
When, as you're about to see, all those cameras can do is record terrible things that don't seem to happen anywhere else.
Well, that's, you know, this is the Democratic hellhole.
This is why Trump won.
This is a major factor.
People are sick of this.
They're sick of the lies.
They're sick of the Satanism.
