First story I want to get into is Christy Noam.
Okay.
I love dogs.
So I just have to go into this Christy Gnome story because it's a little bit of a weird situation that we're talking about.
And by the way, a lot of people got into it.
So potential Trump VP pick Governor Christy Noam.
This is Adam's favorite governor.
Yep.
Says she shot dead a less than a worthless dog in a disgusting coat.
And she wrote this in a book, okay, proudly, but let me read this to you.
All right, here we go.

South Dakota governor Christy Noam, who's widely tipped to be former President Trump's likely pick-ass running mate, has admitted shooting dead one of her dogs as being less than worthless.
And similarly, killing a goat she found disgusting.
The 52-year-old Republican detailed the killings in an upcoming memoir as proof she is willing to do difficult, messy, and ugly things when needed.
Cricket was a wire hair pointer about 14 months old, she said, of the soon-to-be shot pup with an aggressive personality that made her untrainable.
Noam took cricket on a hunt to learn from other dogs, but she instead ruined the hunt by going out of her mind with excitement and attacking some chickens like a trained assassin.
Noam wrote, when Noam tried to grab the dog, it whipped around to bite me.
She wrote, I hated the dog, Christy Noam, called cricket, dangerous to anyone she came in contact with and less than worthless.
I say, hunting dog.
I mean, this is some crazy stuff here right now.
Is that the dog?
Yeah.

What do you think about this?
Well, first thing I did is I took the story from the post and I reread it.
But every time I saw the word dog, I replaced it in my mind with Speaker Pelosi.
So actually it had a happy ending.
Tom, nice.

This is a joke for folks watching.

It's a comedy.
But I think it's, first of all, to put it in your personal memoir, you got to think about.
Man, that's just, did an editor or somebody say, you know, Chrissy, do you really want to put this in your memoir?
I mean, you're a public figure and things like this.
People like dogs have everything at me.
I don't know.
I mean, and you're, well, I want to show.
Remember, she said, I want to show that I can do ugly, tough things.
Okay, well, maybe shooting a dog shouldn't be one of them.
I just think, I just think this was a fail from her, her idea to put it in there, her editor and somebody at the publisher.
Everybody got together and groupthink on this and failed.
But I mean, think about it.
Depending on which life you put ahead of it, she broke the thing went after chickens and then it came after her.
Like, did he, was it in that moment, PBD, where she's like, I have to shoot to kill?
Like, in that moment?
Rob, anytime he's sending you something, tell me what he's sending.

So in that moment, did she shoot the dog because it's coming to attack her?
That's a whole different scenario.
Defense, or did she kind of just guide it out behind sick and tired of this thing?
It's a pointer, too.
But I think it is.
It's look at how politics plays, though.
Ron DeSantis is posting pictures with his dogs.
He's just having this meeting.
You know, Ronnie boy is trying to move up in that VP spot.
It wasn't like a rabid pit bull running down the street with children, and you took a defensive action.
You walked around behind and said, Okay, you're done.
Yeah, but yeah, it doesn't help the fact that she goes, you know what?
I've always hated that son of a bitch.
Like, it doesn't help.
But I mean, bullet, that's why everything that you write, everything that you write, you got to be careful.
Anything you write comes back to Haunted.
Someone convinced her it was a good idea to put it in the book while you're trying to be the VP.
By the way, this is a real shot at being a VP.
Adam, your thoughts on this as somebody who loves cats.

You choose to show a story about you killing a dog?

PBD, you've written books on business topics without any shootings.
So, you know, what's interesting, don't you have a proofreader?

So it's not like the publisher doesn't have highly qualified people that are thinking about the content of the book.

So she says, I followed the law and was being a responsible parent, dog owner, and neighbor.

And she kept doubling down and doubling down and doubling down, retweeting, messaging, saying stuff that this is what I'm doing.

Mortgage rates continue to climb to 7.17%.
Mortgage rates climbed this week.
Again, exasperating home per affordability crisis that is stifling the housing market.
Freddie Mac's latest primary mortgage market survey released Thursday showed that the average rate on benchmark 30-year fixed mortgage jumped to 7.17 this week.
The average rate on a 30-year loan was 6.43 a year ago.
So it's gone from 6.43 a year ago to 7.17.
The average on a 15-year rose to 6.44 from 6.39 last week.
And a year ago, the 15-year was only 5.71.
And aside from this story, Florida housing bubble bursts, prices fall, and supply soar.
Florida housing market experienced a dramatic shift as supply surges and prices stagnate with data from Redfin revealing that six out of 10 metro areas in the state have seen significant increases in homes for sale, as much as a 51% jump in Cape Coral, 48% in Northport, Sarasota.
Sellers in Florida are slashing prices at a higher rate than elsewhere in the U.S., with 48% listings in North Sarasota experiencing price cuts, while 44% in Tampa, 44% in Cape Coral.
Affordability challenges are exasperated by the insurance crisis impacting 70% of Florida homeowners and causing delays in deals, while Texas is also experiencing similar market shifts with McAllen and Dallas seeing notable increases in supply and Houston of San Antonio witnessing significant price cuts, Tom.
Well, what we are seeing is that is like a, you know, when winds blow in the wrong directions and they gather together, it makes a hurricane.
And we are seeing, I believe, the hurricane starting to form in the American housing affordability crisis.
There's a couple things going on here.
Today, actually, the 7.17 is now like 7.45.
So we are sitting on 7.5%.
30-year mortgages for people with good credit in the 700s and a reasonable house, not multi-million dollar houses.
That's what they're going to be facing right now.
It's number one.
Number two, you've got supply brings down prices.
Here's the two things to look at.
Austin was overbuilt.
They were building houses at a record rate in Austin and townhouses at a record rate and high-end apartments at a record rate in Austin.
And the supply built up.
And then Tesla failed to hire as many people as they thought and laid off people.
Dell did not expand the way they thought.
And if you look at Austin, Austin didn't get the job influx.
They had a lot of people moving there.
And all of a sudden, it's plummeting.
It was down 22% over the last six months.
So Austin is suddenly becoming more affordable.
Now you come into Florida.
Why are these people putting their houses for sale?
Well, something came out yesterday, PBD.
Credit card delinquency rates.
The top three states for credit card delinquency that are over 12% delinquency, and it's spiking, California, Texas, and Florida.
So it's sort of interesting.
And the delinquency rates are highest in northern Florida.
So these areas that they're talking about is actually Gulf Coast and Northern Florida.
They're seeing suddenly houses are coming onto the market.
But the housing comes on the market, you need someone to buy it.
How do you qualify to buy it if the interest rates are higher?
The only way you can afford it, the price has to come down.
So if I'm in one of those markets and I'm desperate to get my house sold so I can get some equity in my pocket, make some money on that house because the housing prices are up.
I have to lower my price to meet the buyers because the buyers at 7.5% interest rate can only qualify for houses that are so much of a price.
So supply and demand is coming together.
And I believe we've got pinched consumers now trying to sell their houses, putting them on the market.
And to meet the buyer's qualification status, they have to drop the prices.
We've seen it in Austin.
Now we're seeing it in areas of Florida.
And you know what?
I can't make a prediction about the wider United States.
South Florida here, it's still very stable.
There's a lot of people down here and a lot of money down here, but we are starting to see it.
And I appreciate having these conversations on the PBD podcast because obviously it's political season.

But I continue to argue that most likely the most important person in America for your pocketbook is Jerome Powell.

You have to focus on what the Fed fund rate is.
That's currently sitting at 5.5%.
That's what the commercial banks, that's how much they're charged from the Fed to borrow money overnight.

Five and a third, essentially.
Five and a half is where you round up to.
But the prime rate, which customers have to pay to borrow money from the banks, is always basically 3% above the Fed fund rate.
So the prime rate is sitting at 8.5%.
So if you want the correlation between the mortgages and the prime rate, it's basically right there at 7.25, 7.5% to what the prime rate is from the banks at 8.5%.

Then what he had done once he saw the TikTok ban was going to be included in all the Ukraine funding on April 1st, three days later, puts another $350,000 into Meta and continues.
Then a week later, of course, he voted yes on the bill he wrote.
So within the span of 40 days, this dude wrote the ban, proceeds to invest $450,000, then invests another $700,000, nearly $1.15 million into Meta, knowing if he bans, 57% of the users go to Meta.
And he's a Congressman?
He's a Congress.
How does he have $1.5 million?
He works for the government.
That's weird.
He could have been a businessman before.
I don't know.
But the point with this is: none of this is illegal.

So I see two sides to it.
