[00:05:36] But first, we're going to talk about the markets here. [00:05:39] And like I said, this is a taco market. [00:05:42] As you can see, look, this is the Dow Jones chart. [00:05:45] And it starts out like a bat out of hell. [00:05:47] I think it was up about a percent and a half in the morning. [00:05:49] And then Taco Trump came around. [00:05:52] And guess what? [00:05:53] What happened? [00:05:54] He's caving in on the so-called tariffs to Mexico. [00:05:59] That's right, folks. [00:06:00] He's going to extend the Mexico tariffs by another 90 days, which I mean, it kind of adds to the euphemism of the taco minimonic there that Trump always chickens out. [00:06:14] So unfortunately, that's what everybody was reacting to today when it came to the markets and put the PC shot back on. [00:06:22] That's why we saw it coming like a bat out of hell. [00:06:25] And then it tried to come back after some anticipation of the numbers that came out when it came to inflation. [00:06:34] All this is very discombobulating. [00:06:36] And in my personal view, folks, this is why I'm no longer day trading. [00:06:40] You stand to risk and lose a lot of money in this very unpredictable market. [00:06:46] There is absolutely no patterns in this market. [00:06:49] In my opinion, the market is operating like a casino, in my view. [00:06:54] And the reason I'm saying this, and I think I said this on the last broadcast, but it bears repeating. [00:06:59] We've got a lot of retail investors, you know, folks that made a lot of money during COVID when they were sitting at home during the lockdown and they had nothing to do but save money and pay off their debts, which is the biggest savings America ever had during COVID. [00:07:14] Also, the lowest debt America had during COVID. [00:07:17] And during that time, they had a lot of spare time on their hands. [00:07:20] So they got on the internet and they went on Reddit and they got on subreddits like Wall Street Bets and, you know, got into this meme stock mentality, which is completely ridiculous, by the way. [00:07:32] I mean, you know that we're in a sense of euphoria in this market when people are buying stocks for the meme, not for the profit. [00:07:41] Many of these meme stocks are stocks going out of business or in the verge of bankruptcy, and it's fucking pathetic. [00:07:48] But you see, there are some people that end up buying these meme stocks at the bottom of this pyramid scheme because remember, somebody's got to be left holding the bag. [00:07:57] And you see, that's the unfortunate part about this whole meme stock mentality. [00:08:01] You've got a lot of retail investors that really don't know how they made money during the time of COVID. [00:08:06] Because remember, it was April of 2020 when the Dow Jones Industrial went down to about 17,000 points. [00:08:13] And as you can take a look today, I mean, even though the Dow was down 0.74% on the day, the Dow Jones Industrial today is at 44,130.98 points. [00:08:25] So you could have been an absolute idiot and threw shit at the fucking wall of stocks just to see what sticks. [00:08:34] And you could have held and made money. [00:08:36] And you see, now that we're at peak prices, man, we're at all-time highs across the board. [00:08:41] And as everybody who has made massive amounts of money in this stock market will tell you, you want to buy low and sell high. [00:08:50] All right. [00:08:50] You don't want to buy high and sell low. [00:08:53] And that's why I am kind of dissuading anybody from putting most of their portfolio or most of their net worth in the market right now. [00:09:02] These prices are so high, they just can't get any higher. [00:09:05] And if they do, I mean, how who knows? [00:09:08] Why? [00:09:09] Why are they going higher? [00:09:11] And you see, not even the Wall Street Journal can answer that shit. [00:09:14] Look at this. [00:09:14] Why are stocks up? [00:09:17] Nobody knows with a torrent of bad news hasn't been enough to sink the market because we are in a euphoric market, folks, where rationale and invested, extreme, excuse me, institutional investing, traditional investing has gone out the window. [00:09:32] And what is traditional investing? [00:09:34] It means that you're going to invest in a company that is profitable and has a trajectory for growth and continued sustained profitability. [00:09:43] You see, that's what makes the value of a company. [00:09:46] All right. [00:09:47] Not the fact that you've got some idiot on Wall Street Bets subreddit saying, hey, you know what? [00:09:53] They're going to take out GameStop. [00:09:55] And I remember when I was a kid and I was in Waiting Line for the Dota at midnight and I like it. [00:10:00] And I don't, whatever the fucking reason is that is behind these meme coins or meme stocks, excuse me, it's ridiculous. [00:10:08] Okay. [00:10:08] And we need to flush out these retail investors because the retail investors are the ones that are keeping these stocks way high. [00:10:17] And look, the higher they go, the harder it's going to fall. [00:10:21] And it's not just going to affect these retail investors. [00:10:24] It's going to affect people's retirements and 401ks. [00:10:27] I mean, it's going to affect everybody. [00:10:30] And that's why I am the bear investor in this market at this point in time. [00:10:34] And I have suggested for people to maybe not hold so much of their portfolio in equities. [00:10:40] Okay. [00:10:41] Maybe they should, you know, kind of entertain holding cash or investing in gold and silver, that sort of thing. [00:10:49] Let's go ahead and talk about that since we're talking about it. [00:10:51] Let's get done with the equities here. [00:10:54] We just went over the Dow. [00:10:56] The SP 500 closed out also on the negative today. [00:10:59] 0.37% closing out the SP at 6,339.39 points for the SP. [00:11:08] The NASDAQ, it was down very slightly, 0.03%, closing out the NASDAQ at a whopping 21,122.45 points for the NASDAQ composite. [00:11:22] Jesus Christ, that is just unbelievable. [00:11:24] I mean, there is no reason to be buying these at these prices. [00:11:29] I just, you all will remember that these prices that we've seen. [00:11:36] And when they finally come crashing down, because they are going to come crashing down, we just don't know. [00:11:41] Nobody knows. [00:11:42] Nobody knows why stocks are up. [00:11:44] Nobody knows. [00:11:46] And I'm telling you, it's the retail investor. [00:11:49] I'm telling you that right now. [00:11:50] They're the ones that are keeping these stocks up. [00:11:52] And it's unhealthy because they're the ones that are going to be holding the bag. [00:11:56] They're the ones that are going to be losing the money. [00:11:58] And because of their insane greed and their mindless euphoria, they're going to jeopardize everybody else's portfolio. [00:12:05] They're going to jeopardize everybody else's 401k. [00:12:07] So that's why yours truly doesn't have that much of his portfolio in the stock market. === Retail Investors Hold The Bag (10:38) === [00:12:13] All right. [00:12:13] I've got a batch of small cap stocks, which by the way, small caps are at a over 25-year low right now. [00:12:22] And that's where if you're going to be entertaining any kind of entry point into the stock market at this point, I would suggest taking a look at anything in the small cap sector that has trajectory for growth and has absolute profitability, sustainable profitability, or going to obtain profitability within the past several balance sheets for the past several years. [00:12:44] Okay. [00:12:45] Because that's where you're going to find where you just buy a batch of small caps and then you hold them for five years, 10 years, and hopefully they just blow up and you do your homework and they blow up out of proportion. [00:12:59] And let me tell you, in my opinion, I think small caps are going to get very attractive once we start seeing the interest rates go lower. [00:13:08] Now, let's talk about the interest rates for a little bit because Trump has been pressuring the Federal Reserve, even going down the Federal Reserve himself in an attempt to try to bully the Federal Reserve to cut interest rates. [00:13:23] But you know what? [00:13:24] Amidst all the aggression, amidst all the hoopla and the, you know, all his surrogates saying that Jerome Powell should be fired, Jerome Powell of the Federal Reserve stayed steady and held rates at these current rates at this point in time, defying Trump's demands for an aggressive cut. [00:13:44] Now, why is that? [00:13:45] Now, many of the MAGATARDs that are going to try to feed you some bullshit are going to point to the fact that some numbers came out here earlier this week that the economy grew by 3%. [00:13:58] Okay. [00:13:58] Now, the reason that is so a bunch of bullshit of a statistic to show why we need to lower rates is because first and foremost, we don't need to lower rates because we still don't have employment or unemployment that would justify the Federal Reserve taking its eye off of inflation in order to cut rates to bring back full employment. [00:14:25] We're not at the point where we're seeing 5%, 6%, 7% unemployment. [00:14:29] When we start seeing that, that's when the Federal Reserve makes the decision to pivot away from raising rates in order to offset inflation and start lowering rates to bring back down unemployment. [00:14:44] So that's how the Federal Reserve operates. [00:14:47] So because we don't have an unemployment problem at this point, the Federal Reserve is keeping these rates as they are. [00:14:56] And by the way, the reason they're keeping the rates as they are, because inflation rates came out today. [00:15:03] And I don't know if y'all saw inflation, but take a look. [00:15:06] K-inflation gauge rose last month as Trump's tariffs lifted goods prices, which is exactly what he and all the MAGA chattering class said wasn't going to happen. [00:15:16] Folks, you could go back on the archive, all right, especially in the live archive at YouTube. [00:15:21] All last year, I said if Trump was elected and he implements these tariffs, that the price of everything is going to go up, especially food. [00:15:32] And have you gone to the grocery store recently? [00:15:35] Well, you know what I'm talking about, huh? [00:15:37] This was all a lie. [00:15:38] I mean, this is an insane economic policy, what Trump is doing here. [00:15:42] And what he's doing, we're going to feel the effects of for the next 10 years. [00:15:48] All right. [00:15:49] But as we can see, the inflation rate, which is prices, rose 2.6%, okay, in June compared to a year ago. [00:16:00] And the Commerce Department said Thursday. [00:16:02] They're eating the cats. [00:16:03] Well, thank you right there, Mark. [00:16:05] I'll get to yours in just a second. [00:16:06] Thank you for saying it's a good show. [00:16:15] And if you exclude the volatility of food and energy categories, the general prices rose at 2.8% this past year. [00:16:25] Now, remember, the Fed's goal is to bring down inflation to an annual rate of 2%, which we have not achieved at this point in time. [00:16:34] Hence, that's why the Federal Reserve is not lowering interest rates. [00:16:40] Okay. [00:16:40] So just keep that in mind, why the Federal Reserve is not lowering rates. [00:16:45] It's not some nefarious thing that the Trump administration and its MAGA chattering class are trying to say that it is. [00:16:52] All right. [00:16:53] Prices are still going higher, and the Federal Reserve's mandate is to, you know, kind of regulate prices and regulate inflation. [00:17:03] Now, the only time they take the ball off of inflation is if we get high unemployment, which I'm going to talk about here in just a second. [00:17:10] All right. [00:18:08] And I mean, to be honest with you, it seems as if, in my opinion, from the information that has been gathered and is public at this point, that the reason that Trump is so adamant about this Epstein cover-up is because maybe, in my opinion, he could have been a part of the trafficking himself. [00:18:29] I'm trying to get to financial news here because there's a lot of people that want to hear what the hell's going on in the financial markets. [00:18:38] All right. [00:19:04] Anyway, once again, let's go back and recap. [00:19:06] All right. [00:19:08] The Fed has kept rates as they are. [00:19:11] And the reason is, is because inflation, as you can see, has risen at an annual rate of 2.8%, a month-to-month rate at 2.6%. [00:19:21] So the Fed is not going to cut into inflation, especially when you've got tariffs that are the crux of the reason why we're seeing rising prices. [00:19:30] So that's where we're at at this point in time when it comes to rates. [00:19:34] Now, I'm not trying to say that the Fed is never going to cut rates. [00:19:37] I think, I mean, look, they're pretty close to the 2% benchmark. [00:19:41] And they've been trying to achieve that 2% benchmark ever since March of 2022, and they have yet to achieve it. [00:19:49] And even going back to those days, if y'all go back on Ghost Not Report, I think those episodes are on there. [00:19:55] I even said that at some point the Fed is going to, they're going to compromise. [00:20:00] They're going to compromise at some point at 2.3, maybe 2.5% of annual inflation. [00:20:05] We're at 2.8%, and then they're going to lower rates, in my opinion. [00:20:10] And I think they're just waiting for that. [00:20:12] I think everybody needs to be patient about the rate cuts, but they're coming, in my opinion. [00:20:17] But let me explain why it's not a bad idea. [00:20:21] Because first and foremost, the whole reason why, and I think you people have heard me say this before, but it bears repeating, the reason that the Federal Reserve raises interest rates is in order to recall all the money that the Fed printed out, particularly during COVID, because over 50% of the money circulated, I think it's 60% of the money circulated was printed during COVID. [00:20:43] So they're trying to raise rates in order to recall those outstanding fiat currencies back into their possession. [00:20:54] Now, what's offsetting that attempt at trying to do that is the federal government with its recent big, beautiful bill passing, which adds another $5 trillion onto the debt. [00:21:08] That is what's causing the Fed to continue with these rate hikes or sustaining high rates because they have to recall those dollars. [00:21:22] This is the fucking dumbest shit about our government. [00:21:24] This is why anybody who is claiming to be fiscally conservative and claiming to be pro-Trump, you're an idiot. [00:21:30] Okay, because Trump just added $5 trillion to the deficit. [00:21:35] Okay, now that $5 trillion, we have to pay interest on. [00:21:39] All right. [00:21:40] We have to pay interest on that. [00:21:43] And right now, the interest before the $5 trillion is added on the annual national debt is $9 almost $50 billion, $950 billion annually on interest alone. [00:21:59] And then you're going to add another $5 trillion on top of that? [00:22:03] That's why he's implementing tariffs, folks. [00:22:06] He's implementing tariffs not because he gives a shit about the American people, not because he wants the American people to stop paying taxes. [00:22:15] It's because the taxes from American people and corporations can barely, can barely sustain the annual interest on our national debt. [00:22:25] So what are the tariffs for? [00:22:27] To supplement the interest so they can continue adding on to the debt. [00:22:33] That's what the tariffs are about. [00:22:34] It's not about fiscal conservatism. [00:22:37] It's about having the ability to show bondholders that we're good on paying the interest and we can collect enough taxes on paying the interest in order to continuously add on to the United States deficit. === Tariffs And High Gas Prices (08:58) === [00:22:52] Okay. [00:22:53] And this is the problem, folks. [00:22:55] In my opinion, the economic model that the Trump administration is operating on is something called Fabian Socialism. [00:23:04] Now, in a nutshell, Fabian socialism believes that if you spin yourself into oblivion, that at some point, the folks that already have the money, they're going to have most of it, and they are going to dictate what socialism is. [00:23:20] And that's what we're entering. [00:23:21] That's what the PayPal Mafia is about. [00:23:24] That's what the tech bros are all about. [00:23:27] This is what is happening right here, right now. [00:23:29] So for all you MAGA idiots who thought that the tariffs were going to come in and wipe out your personal income tax and we're going to cause this, I don't know, economic boom, you people were morons. [00:23:41] You're idiots. [00:23:42] And that's why, in my opinion, I think America needs voter reform. [00:23:47] All right. [00:23:47] I think what, let me not get ahead of myself. [00:23:49] All right. [00:23:50] Let me continue with the markets before I start going off on the American people here. [00:23:55] All right. [00:23:55] But anyway, let's get back to the market. [00:23:57] Let's talk about the fucking commodities here. [00:23:59] All right. [00:23:59] Now put the PC shot on. [00:24:01] Now, let's get to gas. [00:24:04] Now, we have seen a lowering in crude oil. [00:24:07] It hasn't really been reflected in the gas prices because we don't have the refinery capability. [00:24:14] Even if we do have cheap oil prices, we can't refine enough in order to meet demand to lower gas prices enough for it to actually have any kind of impact on the economy because that's what Trump was hoping. [00:24:29] Trump was hoping that he would go talk to the SADS, he would drill baby drill, and that crude oil would go down to like fucking 30 bucks, 35 bucks a barrel, so that gasoline prices are down to like a buck fifty or a buck 99, which he's claiming they are, which they're clearly not. [00:24:47] But that's what he's hoping for to offset the inflation that his tariffs are causing. [00:24:53] And unfortunately, it's not working for him because he didn't realize how long it takes for a fucking refinery to be approved, let alone be built. [00:25:01] And that's why, even though we're seeing low prices in crude, it's not reflected that well in the gas prices. [00:25:07] With that being said, currently right now, WTI sweet crude is down 63 cents and the current price is $69.36 per barrel of WTI sweet crude. [00:25:19] And Brent crude, which is the crude oil that's consumed by the rest of the world, particularly Europe, it is also down 63 cents. [00:25:26] And the current price for Brent crude is $71.83 per barrel of Brent crude. [00:25:32] Now, as you can see, the month, Brent crude has gone, or excuse me, I should say WTI Sweet Crude has gone up 5.93% on the month and Brent crude has gone up 7% on the month. [00:25:43] So, you know, it's slightly going back up. [00:25:47] All right. [00:25:47] Even though we saw some low prices. [00:25:50] All right. [00:25:50] Now, as you can see, take a look at natural gas year to year. [00:25:54] Natural gas year to year is up 56.92%. [00:25:58] All right. [00:25:59] That ain't good. [00:25:59] All right. [00:26:00] Particularly, that's affecting Europe. [00:26:01] That's Europe right there because of the sanctions on Russia and their dependency on Russia and them having to, you know, find alternative energy sources, that sort of thing. [00:26:12] And another thing going up on the month is German natural gas. [00:26:17] And I think that's UK regular gas at 8.96% for the month on regular gas in the UK. [00:26:25] Now, let's get to the metals, shall we? [00:26:28] The metals. [00:26:29] Let's get to the goddamn metals. [00:26:31] Now, folks, I've been telling you, gold and silver right now, I think are very safe investments to hedge, not only against inflation, but against the uncertainty of what's going on in the markets today. [00:26:46] Now, I try to tell everybody to get into this. [00:26:49] Remember, I was telling people right as the Federal Reserve was raising rates when silver was at like fucking 18, 19 bucks to start accumulating silver, start accumulating gold, start accumulating silver. [00:27:02] And the reason I say silver specifically, because as you can see, the price of gold right now is at $3,293.45. [00:27:11] So you're going to have a lot more of an investment in gold in order for you to get profit. [00:27:16] With silver, in my opinion, I think it may dip here. [00:27:20] But if you value invest silver, like every month you get so much silver, at some point we're going to see silver go up to at least close to $100. [00:27:28] And the reason I say that is because we have inflation continuing. [00:27:32] We've got Trump trying to be aggressive for the Federal Reserve to cut rates. [00:27:37] The Federal Reserve is going to eventually cut rates. [00:27:41] And when they cut rates, these commodities specifically will go higher by default. [00:27:46] All right. [00:27:46] Go higher by default. [00:27:47] Now, let's talk about copper here. [00:27:49] Copper took a crap this week. [00:27:51] As you can see, copper is down 23.67% on the week. [00:27:56] And that's because of tariffs, folks. [00:27:58] All right. [00:27:58] That's because of tariffs right there. [00:28:01] So, I mean, this is why, you know, these markets are becoming very, very volatile. [00:28:07] And it's all because it's the taco market. [00:28:10] Trump always chickens out. [00:28:11] I mean, it's the taco market. [00:28:13] You don't know what the hell's going to happen here. [00:28:15] And it's a shame, man. [00:28:17] It's a fucking shame. [00:28:19] Anyway, let me, I'm getting a little too extensive on these markets here, but as you can see, let's take a look at the agricultural commodities and take a look at the monthly increases. [00:28:29] Lumber is up 11.49%. [00:28:32] Palm oil, you'll be surprised what's in that or how many fucking edible products take that. [00:28:37] It's up 7.73% on the month. [00:28:40] Take a look at orange juice. [00:28:41] It is up 20.76% on the month. [00:28:44] And we've got barley up 5.32%. [00:28:48] We've got sugar up 4.24% on the month. [00:28:52] And as you can see, folks, we're not getting much leverage when it comes to any of these prices. [00:32:21] Now, with that being said, prices have only come down, all right, in markets that had massive overspeculation. [00:32:33] I mean, places like Austin, Chicago, Las Vegas, Miami. [00:32:40] I mean, if you bought during the prime, hot, maybe 2022, 2023 era of prices, you're probably losing about 30 or 40 percent from the price that you bought it from. [00:32:53] So I understand where you're coming from, but that's unfortunately the market. [00:32:57] And all I could tell you, if you're kind of underwater on your mortgage, is that at some point these prices will come back up. [00:33:03] And when will they come back up? [00:33:14] And the prices themselves, if you take a look at the Case Schiller report, and I would always suggest if anybody is a real estate investor, speculator, or you're thinking about buying a house, always look at the Case Schiller report. [00:33:28] All right. [00:33:29] Now, according to the latest Case Schiller report, it reflects that a market is calibrating. [00:33:34] The index shows that prices are still rising, but more slowly. [00:33:40] Okay. [00:33:41] So once again, I mean, even though we're seeing houses stay on the market for a longer period of time, it doesn't necessarily mean that the median home value across America in general is going down. [00:33:55] Now, if you go down here, this is where you're having the most fluctuations. [00:34:02] You know, you've got New York, you got Chicago, Detroit, Cleveland, Boston, Washington, D.C. [00:34:08] I mean, these are areas where you may have bought in on the high and you may be underwater on your mortgage. [00:34:15] But I'm going to tell you something, folks. [00:34:17] In my personal opinion, I think right now, as I mean, you've got to gauge what markets you're in. [00:34:23] You got to figure out where you want to live. [00:34:26] And you have to make sure that if you're going to buy a home there, that if there's any probability that it'll go up in value. [00:34:33] All right. [00:34:34] Because that's the crux of buying a home. [00:34:38] All right. [00:34:39] Now, with that being said, I think it's a fairly decent time to buy a home, even with high interest rates right now, because when the rates lower, the prices of these homes are going to go higher by default. [00:34:52] Just as I said with the metals, you know, gold and silver, when interest rates lower, these commodities are going to go higher by default. [00:35:01] And the reason the housing market is going to go higher is because it's going to be more enticive for people to go out and get a mortgage at these low rates. [00:35:09] But let's say you bought in this market where you're starting to see prices come down. [00:35:14] And let's say you buy into this market. [00:35:16] Once they raise rates, or excuse me, once they lower rates, folks, that's when the housing market's going to come up and the value is going to go higher. [00:35:25] And why do I know this? [00:35:26] Well, the fucking private equity is buying up homes like it's going out of style. [00:35:32] Huh? [00:35:33] I mean, give me a break with individual homebuyers on the sidelines. [00:35:37] Investors swoop into the market. [00:35:39] All right. [00:35:40] And you see, they see what I'm seeing. [00:35:43] We have an inventory shortage, even though we have a lot of inventory on the market. [00:35:48] The problem is, is that people are now renting more. [00:35:52] All right. [00:35:52] And that's why renting has gone up exponentially, depending on the market. [00:35:56] And that's why you've got private equity understanding that, hey, look, I mean, we'll pay high interest now for these prices, these home prices at the price now at high interest rates. [00:36:08] When they go lower, the price of the value of the home is going to go higher. [00:36:13] So the private equity can either use this as collateral, because once the prices of the value of the home goes higher, the equity of the home gains more value. [00:36:25] And then you can refinance or use this as collateral for other financial purposes. [00:36:31] And you see, that's what I'm suggesting for many of you to entertain. [00:36:35] If you're in the position to be able to obtain a home and don't get, don't go overboard. [00:36:42] All right. [00:36:42] That's the bad part about people is they want the big ass home. [00:36:45] They want the big ass home for the maximum value of their budget. [00:36:49] And that is the stupidest shit you can do. [00:36:52] All right. [00:36:52] What you need to do is you need to get a home that is comparable for what you can pay every month, at least for the next 10 years. [00:37:00] All right. [00:37:01] And something that, you know, you can gain equity in. [00:37:04] So if you put a down payment on it, you own at least 20% of it or 25% of it. [00:37:09] Okay. [00:37:10] And once interest rates go down, the value of the home is going to go higher. [00:37:15] So it gives you the option whether to sell it because now people are going to come to the market because mortgage rates have gone down and it entices people to go and get a mortgage. [00:37:25] So you can either sell it or you can refinance it on the new equity that you obtain because the home value goes up. [00:37:34] Okay. [00:37:35] This is why real estate is the easiest way to obtain wealth. [00:37:41] All right. [00:37:41] Remember that because real estate, look, let's say you buy a home for 6%, 6.5%, whatever the fucking interest rate is right now. [00:37:51] Let's say you buy a home for 6.5%. [00:37:54] All right. [00:37:54] You throw whatever it is. [00:37:55] You own 20% equity. [00:37:57] All right. [00:37:58] All right. [00:37:58] And let's say you owe, I don't know, let's say the value is 200,000. [00:38:02] You know, let's just say fictitiously. [00:38:04] Let's say it's 200,000 and you own 20% of it. [00:38:08] Well, when the interest rate comes down, especially if it comes down really exponentially, that $200,000 value could easily go, depending on the market. [00:38:18] You've got to think about the market that you're getting this home in as well. [00:38:22] That could go up to $250,000, $300,000 very, very easy. [00:38:26] And then you can refinance the 20% that you had and then the new equity that you have because it gained value in a lower interest rate environment, which means that you can get a massive amount of capital. [00:38:40] Of course, you're putting up your equity as collateral, but it opens you up to where now you've got capital to work with. [00:38:48] And what I would suggest you do with that capital, put it back into the home. [00:38:52] All right. [00:38:53] Add value to the home because the home has already gained value. [00:38:58] The home has already gained value because you bought it at a high interest rate environment. [00:39:02] The low interest rates came in. [00:39:05] By default, the home gained value. [00:39:08] You were able to refinance on that gain value and then you put it back into the home to get even more value.
