[00:02:39] But before we get into anything, I do want to announce that I did tweet a link to a live broadcast to the Sean Hannity radio show in which Julian Assange was interviewed live via telephone, and it sounded very much like him. [00:02:59] I think this was a decent proof of life, to say the least. [00:03:02] Had a lot of things to say in that interview. [00:03:05] So I just wanted to get that out right off the bat because it's good to hear that Julian Assange is not only alive and well, but he was very lucid and had a lot of conversation or a lot of ideas to exchange with Sean Hannity. [00:03:20] And we're going to talk about that here later on. [00:03:23] But first, let's go ahead and get right into the markets because, man, look, I can't explain to you what the hell's going on here in the equities market, folks. [00:03:32] I'm telling you, these people are smoking crack. [00:03:34] The people that are in the stock market are smoking crack. [00:03:38] There's nothing justifying this. [00:03:40] I have no idea why these are, I don't know. [00:03:44] And, you know, frankly, folks, all I'm doing is trying to gain capital on a pattern or day trading capacity, getting liquid and stashing it aside so that when this damn thing starts truly tumbling down, and listen, I just think that the yesterday's quarter-point raise of the federal, excuse me, the Federal Reserve raising the interest rates a quarter-point, I just feel that was just a small precursor to what exactly should be going on. [00:04:12] There needs to be a readjustment of this damn market. [00:04:15] I mean, it's just there's nothing justifying this. [00:04:18] I don't get it. [00:04:20] Everywhere else in the market, commodities, the bonds market, the currency markets, I think that you're starting to see elements of financial fundamentals basically encapsulate those markets. [00:04:32] But the equities market is just ridiculous, folks. [00:04:35] And I'm telling you this right now, man. [00:04:37] There is no way that we sustain these levels. [00:04:41] There's no way we sustain these levels without a major correction. [00:04:46] I'm serious. [00:04:47] I mean, we need a major correction. [00:04:49] I mean, this is just ridiculous. [00:04:50] There's nothing justifying this, all right? [00:04:53] The earnings have sucked, all right? [00:04:56] There's no forecast of the future that's justifying this inflated crap. [00:05:00] Nothing. [00:05:03] But hey, listen, if you're pattern trading this particular market, there's a lot of volatility to be taken advantage of out here. [00:05:11] Moreover, I mean, it's pretty hard just based on the chart what the hell is in the heads of these investors. [00:05:19] I mean, just take a look at the Dow Jones Industrial today. [00:05:23] Look at a chart on that. [00:05:25] I mean, what is that? [00:05:27] Explain that to me. [00:05:29] It doesn't even make any sense. [00:05:32] Anyway, folks, the only reason I bitch and moan about this is because, listen, I don't want people to start pissing and moaning when there's a major correction in this market and they lose a considerable amount of money that they thought was going to be in their portfolio or thought that was going to be in their retirement or 401k because there's nothing justifying this. [00:05:53] And that's just my opinion. [00:05:54] But hey, you know, I guess everybody's smoking crack out there in the stock market. [00:05:59] I have no idea. [00:06:00] All right? [00:06:01] I have no goddamn idea. [00:06:03] But let's get to the stock markets as we're already talking about it. [00:06:06] We got the Dow Jones Industrials up today, 59.71 points, a percentage increase of 0.30%, closing out the Dow Jones Industrial at 19,852.24 points for the Dow Jones Industrial. [00:06:26] Like I said, I don't know what's justifying this. [00:06:28] It's ridiculous. [00:06:29] I'm not a buyer on any stock. [00:06:32] I mean, it's just ridiculous. [00:06:35] I mean, don't get me wrong. [00:06:36] I mean, pattern trading is fairly good, but I mean, even pattern trading, folks, you can't even calculate when the damn bottom, when the damn wave is anymore. [00:06:46] I mean, the erratic lack of just fundamental finance of the investment community in the stock market is just ridiculous. [00:06:57] So you can't even factor in the perception, can't even factor in the perception of what the market may do as an investment community as a whole, because in essence, what happens is you've got a freaking goddamn investment community that's smoking crack. [00:07:13] Now, look, I'll get to that in a second. [00:07:15] Let's just get through the equities markets here, and then we're going to get into the commodities, and then you're going to understand what I'm saying. [00:07:20] I mean, right now, folks, the dollar, if you're sitting on cash right now, like I have suggested, and I've been sitting on cash, you've been making money. [00:07:29] The value of the dollar is at a high that hasn't been seen since 2003. [00:07:34] I mean, we're literally having two thousand three value of the dollar right now, and it keeps on going upward because of the Federal Reserve's deciding to raise not just a quarter point yesterday, but suggesting not just suggesting, they put it on the table that they are going to put three interest rate hikes in fiscal year 2017 and another three in fiscal year 2018. [00:08:00] So they, whether they're going to gradually raise the interest rates or however they're going to calculate these factors in, they're going to raise it. [00:08:08] All right. [00:08:10] They're going to raise it. [00:08:12] But it obviously is not even affecting these morons in the investment community. [00:08:17] And look, this is fool's gold in the equities market, folks. [00:08:20] Seriously, this is fool's gold. [00:08:22] But hey, I never thought I would look at myself and think, God, Ghost, you're becoming a bear investor. [00:08:30] No, I've been here before. [00:08:32] I'm serious. [00:08:33] I've seen these types of runs before, and I don't like it. [00:08:37] I don't like it one bit. [00:08:38] And I'm telling you this right now. [00:08:40] All it takes is bad earnings in the fourth quarter. [00:08:43] All it takes is dismal retail sales for Christmas. [00:08:48] All it takes is bad numbers in January for this to start tumbling down. [00:08:54] And I don't think people are factoring in these real estate mortgages that are going to be coming into maturity in 2017 that are much like the subprime mortgage instrument that was the supposed cause of the unraveling of the real estate market. [00:09:13] Much like the subprime, this instrument that's about to mature here in a good portion of the people that have this mortgage instrument, they've been paying interest only for the past four to five years on their mortgage. [00:09:28] Interest only. [00:09:31] Now that 2017 is going to come around, that's the maturity date on a lot of these folks' interest-only loans. [00:09:38] And what happens is they kick in the principal, and I don't think folks have factored that in as it pertains to their everyday budget situation. [00:09:48] And as a result, much like we saw back in 2008, 2009, when the subprime mortgages started to kick in and basically increase the mortgage of people double, triple in some cases, the same thing is going to happen here, and that could trigger a whole bunch of stuff. [00:10:07] So all I'm saying is, folks, there's a lot of factors involved here, not just in the stock market. [00:10:13] I mean, we've got an anemic job market at this point in time that hopefully, if Donald Trump is not usurped by the goddamn CIA, we could have a president that has an economic policy that grows the job market, because I think that's really the basis for which we need to sustain not just economic growth, but true GDP growth, production, so on and so forth. [00:10:40] So anyway, folks, let me get back to the stock markets before I go on some tirade here. [00:10:44] Let's get to the S ⁇ P 500. [00:10:46] The S ⁇ P was up today 8.75 points, a percentage increase of 0.39%, closing out the S ⁇ P at 2,262.03 points for the S ⁇ P 500. [00:11:01] I mean, take a look at these charts for the Dow. [00:11:04] Take a look at the charts for the S ⁇ P. [00:11:06] I mean, what kind of helter-skelter crap is this? [00:11:09] I'm serious. [00:11:10] That doesn't make any sense to me considering the Federal Reserve yesterday rose interest rates a quarter point, said they're going to raise interest rates three times in fiscal year 2017. [00:11:22] You know, alluded. [00:11:23] I mean, I don't know if people saw what Janet Yellen was trying to allude to in the press conference. [00:11:30] I feel that she even understands that this damn stock market is ridiculously overpriced. [00:11:36] And I mean, she couldn't make too many comments on it because it's not her role to do so. [00:11:41] But anyone with any kind of economic sense knows whatever's happening here in the stock market is completely obnoxious. [00:11:48] All right. [00:11:49] It's fiat. [00:11:50] It's fictitious. [00:11:51] It's fool's gold, man. [00:11:53] There's no long-term sustaining these goddamn levels, man. [00:11:57] I would not buy crap in this market right now. [00:12:00] It's just too high. [00:12:01] It's too damn high. [00:12:03] When you don't go to Geico.com, current insurance can be hard, like early 90s heavy metal heart. [00:12:30] I'm not even upset about anything! [00:12:35] Anyway, let's go ahead and get to the NASDAQ, shall we? [00:12:37] The NASDAQ is up today, 20.18 points, a percentage increase of 0.37%, closing out the NASDAQ at 5,456.85 points for the NASDAQ composite. [00:12:52] Now, as I stated, folks, I'm staying hitting sitting on my cash. [00:12:56] Cash is king. [00:12:57] I think that cash is going to be king here for the next year, possibly two years, if the Federal Reserve is consistent with the outlook of not only raising interest rates three times in 17, but also raising interest rates three times in 18. [00:13:15] That pretty much solidifies the security of cash. [00:13:19] And possibly, just possibly, we should start seeing a little bit more savings again to some capacity. [00:13:26] I don't know. [00:13:27] We shall see. [00:13:28] We shall see what the future holds. [00:13:29] But I am bullish on cash. [00:13:32] I'll tell you that right now. [00:13:33] And listen, I have not been a fan of cash. [00:13:36] All right. [00:13:36] I have not been a fan of cash. [00:13:38] But at the current situation that we look, you look on not just our economy, but a global scale economy. [00:13:45] There is so much financial instability that people want to get their profits in American dollars. [00:13:51] And they want to hold it in American dollars. [00:13:53] And even though America has been printing out the wazoo, American currency outstanding, because the fact that America has been able to somehow withstand the economic collapse of 2008 and been able to withstand the economic pressures of the Euro, the Euro was a big threat in 2008, 2009 to America. [00:14:20] I was broadcasting during that time. [00:14:22] There were shops in New York that would only accept Euros at the time. [00:14:27] They wouldn't even accept American money. [00:14:31] We basically rejected all threats to our currency, and we have been able to withstand the test. [00:14:38] And right now, I think that everybody wants to be paid in U.S. dollars, doesn't matter what part of the world you're at. [00:14:44] And as a result, when you've got the Federal Reserve calling back those notes with raising interest rates, and you've got more people wanting to hold those currency notes, that's when the value of the damn dollar becomes valuable, baby. [00:14:58] It's economics 101. [00:15:02] Anyway, let's go ahead and get to the commodities, shall we? [00:15:05] Because, you know, at least in the commodity sector, when you see a rise in the value of the dollar, you're supposed to see some decreases in commodities, and that's exactly what we saw here. [00:15:17] We did see a slight increase in the energy sector because of the whole hoopla about OPEC cutting production, yada, yada, yada. [00:15:30] And look, I'm telling you, that's why this energy sector is so helter-skelter. [00:15:36] We can't even take OPEC for their word for it. [00:15:38] And not to mention, we've got new producers on the horizon, America being one of them. [00:15:44] All right, and when Donald Trump is elected president, or inaugural, excuse me, when he's sworn in as president, excuse me, Jesus Christ, I'm still in campaign mode, baby. [00:15:55] When he's sworn in as president, he's going to open up the production scale of America's energy. [00:16:02] And as a result, folks, these gas prices are going to be about 99 cents again, 90 cents a barrel, or 99 cents a gallon of gas. [00:16:13] Energy prices to light up our homes, our businesses, it's going to go down, which means more money in the pockets of the consumer, which is going to translate into a more lustrous economy. [00:16:30] Anyway, let's get to energy. [00:16:32] Energy was up, like I said, slightly, but up. [00:16:35] WTI was up 3 cents today, a percentage increase of 0.06%, closing out WTI at $51.07 per barrel of WTI sweet crude. [00:16:49] Bread crude oil was up today, 29 cents, a percentage increase of 0.54%, closing out bread crude at $54.19 per barrel of bread crude oil. [00:17:04] We've got gasoline also up. [00:17:06] It is up 0.63% increase on the day for gasoline. [00:17:11] And, you know, you're going to expect gasoline prices to creep up, of course, right before the holidays. [00:17:16] So be expecting that whopper. [00:17:20] We've got natural gas, a helter-skelter commodity, feast or famine. [00:17:26] For the past couple of days, natural gas has been going up 2% and change, 2% and change. [00:17:33] Today, everybody's selling off, baby. [00:17:36] It is down. [00:17:37] 3.28% decrease on the day for natural gas. === Silver Prices and Jewelry (15:17) === [00:17:42] Good God. [00:17:46] Oh, man. [00:17:47] I hate to see losses like that, especially in a commodity. [00:17:51] But hey, it makes sense. [00:17:54] Well, at least it should, because if the value of the dollar goes up, commodities go down in price. [00:17:59] It's just the basic economics, baby. [00:18:03] Anyway, we've got heating oil. [00:18:04] It is up today. [00:18:05] 0.21% increase for heating oil. [00:18:08] Let's get to the metals, shall we? [00:18:10] The metals! [00:18:10] Let's get to the goddamn metals. [00:18:13] The metals took it on the teeth today, folks. [00:18:16] Took it on the teeth. [00:18:18] But as I stated, folks, in my personal opinion, I like seeing a down metals price because not only does it solidify the fact that the value of the dollar is that much more valuable, but I want to start seeing people wear jewelry again, for Christ's sake, man. [00:18:37] I'm serious. [00:18:38] I mean, that is a testament to a good society, to good economics, to good economic growth for America. [00:18:46] When you see a plethora of people in America walking around with jewelry, real jewelry, none of that fake crap, alloy crap. [00:18:57] Anyway, folks, moreover, I always said that metals is a test to the value of what currency it's up against. [00:19:08] For instance, right now, under the U.S. dollar, we're seeing a dramatic decrease in the value of gold and silver because the value of our dollar is going up. [00:19:20] See, basic economics 101. [00:19:24] Now, if you're in the European Union and you're holding a Euro or you're holding a British pound sterling here, I don't know. [00:19:31] I haven't been keeping up with it as of late. [00:19:34] But the value of gold and silver has gone dramatically up in those markets because compared to their currency, if you want to buy gold and silver in their currency, it takes a lot more of that currency to buy it because the value of that currency isn't very valuable. [00:19:52] And we've talked about the variety of different factors on what makes it valuable. [00:19:56] I mean, people want to have to get paid in it. [00:20:00] They must want to take profits in it. [00:20:02] So there's a certain level of scarcity in the currency so that it could increase the value of the son of a bitch. [00:20:10] So when I see a low gold price, silver price, I'm thinking, all right, the value of the dollar is, you know, the cash in my pocket means something now, baby. [00:20:21] All right, I'm telling you, it's valuable now. [00:20:25] I told you, I've been telling people to sell off what you got, man. [00:20:29] Cash is king. [00:20:30] If you're just holding on to cash from yesterday to today, if you're just holding on to mounds of cash, you've just made money. [00:20:39] You've just made money because you've got mounds of cash. [00:20:43] The value of that cash went up. [00:20:45] The prices are going to start going down. [00:20:47] And it's just going to be like, man, I'm balling. [00:20:53] Anyway, let's get to the metals, shall we? [00:20:55] The metals! [00:20:56] Let's get to the goddamn metals. [00:20:58] We've got gold down today, $33.40. [00:21:03] Good God. [00:21:05] Wow. [00:21:07] Hey, just in time for the holidays, folks. [00:21:09] You know what I'm saying? [00:21:10] I mean, let that be a negotiating tool if you're talking to a jeweler and they're giving you some price on some, you know, I don't know, some piece you're trying to buy for your girl or vice versa for you ladies that are trying to buy a piece for your man or for yourself, more than likely. [00:21:27] Either way, what you want to do is you want to be able to look at it and ask them, all right, can you give me the weight on the gold on this? [00:21:35] And of course, you also got to factor in anything else that's on the piece, whether there's diamonds, whether there's platinum trim, whether there's any kind of integral work that was done potentially by a jeweler, so on and so forth. [00:21:47] But you can utilize the fact that gold has gone down, silver has gone down, and use that as a negotiating tool to potentially get some price off of the piece of jewelry that you want to buy for your girl. [00:22:00] I mean, you could, I'm not joking. [00:22:02] I'm not kidding around. [00:22:03] You'd be surprised. [00:22:05] You'd be surprised. [00:22:06] And, you know, the best way to do this type of method of negotiating is going in there with cash. [00:22:12] You see, especially right now, having lots of cash, I mean, you can make things happen. [00:22:17] Let's say you want to buy like some, you know, and listen, I'm going to tell you I did this already, but let's say you find something for your girl. [00:22:25] It's a $2,000 bracelet, right? [00:22:28] $2,000. [00:22:30] And, you know, you look at it, and it's got some diamonds sprinkled in it to make it look pretty. [00:22:36] But for the most part, you're paying for the weight in gold. [00:22:39] Now, because it's not hollow, because it's actually, you know, rather heavy, and moreover, depending on the carat gold that you get, that's what you also want to factor in into negotiating as it pertains to any piece of gold. [00:22:55] Now, if you're negotiating something 10 carat, well, you could forget about it. [00:22:59] I don't even know why you're buying 10 carats, a joke. [00:23:03] 14 carat, 18 carat, 24 carat. [00:23:06] That's what you want to start negotiating. [00:23:08] 14 carat, remember, it's not all gold, but it's gold enough. [00:23:12] All right. [00:23:13] So when you get a 14-garat gold piece, you want to factor in the fact that this is not necessarily its weight in gold because it's 14K. [00:23:23] And you want to factor that into your head and say, okay, well, it's $2,000. [00:23:28] The weight is this. [00:23:29] It's possibly not all gold because it's $14K. [00:23:32] There's some sprinkled diamonds in it. [00:23:34] It doesn't look too intricate as it pertains to some jeweler working on it. [00:23:40] Here, look, I'll tell you what. [00:23:41] I've got $1,200 right here. [00:23:43] Just pull out the $1,200 right there. [00:23:45] Boom. [00:23:45] $1,200 right there. [00:23:48] And let me tell you something. [00:23:50] I'm not trying to act like some Arab trader or something. [00:23:54] And that's exactly what I said. [00:23:55] I'm not trying to sound like some Arab trader here, but I know the price of gold is going down. [00:24:00] And I know that when I buy that, I know that my girl is going to be nice and she's going to be great and she's going to give it up or whatever the case might be. [00:24:08] But in the end, I'm going to be left with that piece of crap. [00:24:11] And I want at least to be able to get some of my money back. [00:24:14] And I know that the price that you're making me pay right now, $2,000, if I get this son of a bitch, I give it to my girl. [00:24:21] She doesn't like it or she forgets about it or a rainy day comes around. [00:24:26] I know for a fact that I'll be lucky if I get $500 for this piece of crap. [00:24:31] So, with that being said, I'm willing to take the hit. [00:24:34] I'll go ahead and give you $1,200 right now. [00:24:37] And you can go ahead and figure that out in your own book. [00:24:40] Say that you gave me a preferred customer discount. [00:24:44] You gave yourself a discount because you're an employee, whatever it takes to make the sale, or I'd be more than happy to take my $1,200, which I've got right now, which is an instant sale right now, and go give it to somebody else. [00:24:58] And now, look, I know a lot of you folks aren't as fast as me and as quick as me when it comes to stuff like that. [00:25:04] But either way, even if you have to practice it and think about it, they're not going to let you leave with that $1,200. [00:25:10] All right. [00:25:11] They're not going to let you leave. [00:25:12] And listen, even if they can't go down to $1,200, they'll be like, listen, okay, look. [00:25:17] I can go down to like $14,000. [00:27:01] And my personal opinion, in my personal opinion, I think that if you're going to impress a woman, you should go out and get her a retail-based piece. [00:27:12] But, you know, have some leverage on the negotiating table, baby. [00:27:15] This is a market. [00:27:16] I mean, hey, these retailers, they can bend the rules. [00:27:21] They got discounts. [00:27:23] They can come up with a coupon that's behind the goddamn counter. [00:27:26] They'll do whatever it takes as long as you are going to make that sale. [01:33:12] Julian Assange did speak with Sean Hannity today. [01:33:15] I tweeted out the live broadcast in the middle of that interview, and he talked a lot, talked a lot about the election, and talked a lot about how if there was any information in which Trump would have compromised Trump, he would have released it. [01:33:30] I mean, they are a non-biased organization that has an impeccable record of basically telling the unadulterated truth. [01:33:39] And what they do is they get information from leakers and from actual people that are either disgruntled or don't agree with the policy. [01:33:47] And what the WikiLeaks staff does is curate this information, index this information, and properly disseminate it in an easy capacity so that anyone could search through these things for research and journalistic purposes. [01:34:05] Now, what he did say, which I found was rather interesting, was that potentially, potentially, if the CIA is referring to any one of the sources of information that could be Russian related, they are probably referencing the DC Leaks website and Gussifer 2.0, which operates from a WordPress, a WordPress blog. [01:34:35] Now, let me explain about these two entities that are supposedly going to be pointed at as Russian sources of information. [01:34:45] Now, what gets me is that the Russians, they put out, and let me explain something. [01:34:50] The information that Gussifer and DC Leaks put out was rather amateurish, according to Julian Assange, and it was scattered all over the place, not curated, very sloppy. [01:35:05] And what's rather uncanny is that why would the Russians being so sophisticated in that, unless we forget, folks, the Russians have been hacking the United States for a good long amount of time. [01:35:18] There was a time in which the Russians hacked the White House and literally shut down the White House for about a month because of this Russian hack. [01:35:26] And yet we didn't hear anything about it. [01:35:28] We didn't hear any of the hoopla that we have heard. [01:35:33] And the only reason that they knew it was the Russians was after very extensive forensics investigation in basically calculating where the point of origin of where the hack came from. [01:35:47] Now, this could be misconstrued, folks, because typically if you want to do some hacking, you want to be able to, I mean, there's a whole bunch of words for it, but kind of cross-networking, zombie chains, whatever you want to call it. [01:36:01] But what it means is, is you want to try to get as many links away from you as possible when directing commands in a given hack. [01:36:10] So let's just say, for instance, I want to hack a given website. [01:36:14] Let's say I want to hack, let's say I want to hack the White House. [01:36:21] Well, I'm not going to hack the White House for my freaking my own internet connection. [01:36:26] So what I plan on doing, what I plan on doing is that I'm going to go ahead and try to set up at least a couple of ways to try to take my computer out of the equation straight right off the bat. [01:36:42] So that could mean a VPN combined with a proxy server in which I had maybe put a proxy server on one of these university websites because what university websites, man, they got humongous bandwidth because they typically serve their university students with web access. [01:37:04] So I mean, you're literally hardcore bandwidth. [01:37:08] So that's what you want to do. [01:37:09] You want to be able to tie these networks together with high bandwidth to keep you away from the potential hack that you're about to do. [01:41:00] And Julian Assange asked if, you know, he was rather upset that the person that's affiliated with Wikileaks actually came out and suggested that the DNC leaker was met at some park somewhere in D.C., and that's where they made the exchange. [01:46:10] You're never going to get an interest rate like this before again. [01:46:13] And they're going to say that and they're going to say that. [01:46:15] But the bottom line is, is that you're going to finally see a contraction in these real estate market. [01:46:20] It's not just the interest rates. [01:46:22] Just like I said in the beginning of the first hour, there are some financial instruments related to mortgages that are about to mature that were similar to the subprime mortgage instrument that basically kind of tipped the domino to a certain degree for the real estate crash in 2008, 2009. [01:46:42] So the instrument in question this time around is an interest-only mortgage payment for the first four to five years. [01:46:49] And those mortgage payments, those interest-only mortgage payments, are now starting to mature. [01:46:54] And when they mature, they're going to bump up the mortgage payment to add the principal on top of the interest, which is going to double and triple the amount of mortgage for these folks. [01:47:05] And typically what's going to happen is they're going to foreclose. [01:47:07] And when they foreclose, it's going to bring down the value of the houses and whatever neighborhoods that they're foreclosed in. [01:47:17] We're going to see a lack of interest in trying to sell these homes because you're going to see higher interest rates. [01:47:24] And I personally believe, even if there is higher interest rates, that eventually we're going to see a pullback in the real estate market to where you can go ahead and potentially get something. [01:47:39] And listen, I would give it maybe, I would start looking at it maybe in the late summer of 2017, maybe the fall of 2017. [01:47:49] We may see several interest rates in between that time. [01:47:53] But I strongly believe that we're going to see a contraction in the real estate market, and that's when you want to buy in. [01:47:58] I wouldn't want to buy into it now. [01:48:01] You want to buy in when it's hot, not to mention, or when it's going down, is what I meant to say. [01:48:07] You want to buy in when it's going down. [01:48:09] And by the way, you want to make sure you have a pretty good amount of money to put down on the house so that when you put money down on the house, you actually own some level of equity. [01:48:19] So when you get a certain level of equity already put in, when you put money down on the house, if the house goes up in value because you caught the dip of the contraction of the real estate market because of the rate increases, [01:48:33] because of the maturity of certain mortgages that are going to cause foreclosures, so on and so forth, if the value of that property goes up, well, then you can refinance your house and basically take equity that has been gained because the value of the house has gone upward. [01:48:55] So, you know, everybody just thinks, hey, I'm buying a house, and that's all they do. [01:49:00] You want to buy a house that's going to make you some profit. [01:49:04] During 2008, 2009, I purchased my condominium that's in Austin, Texas right now. [01:49:10] I still own it. [01:49:11] It's one of the only properties. [01:49:13] I got another few properties, but it's one of the main properties that I own. [01:49:18] And what I did is I anticipated this from happening. [01:49:22] Now, what I did was instead of selling off my property, because let me tell you, I could sell it off and make, I could make at least a million bucks just selling it off. [01:49:31] But I don't want to sell it off because I mean, no one will ever be able to touch a place where I'm at in Austin, Texas, downtown, I mean, without dropping a million bucks. [01:49:42] I dropped nowhere near a million bucks for this property. [01:49:47] And why? [01:49:47] Because I caught the dip of the damn real estate market. [01:49:51] I got it very, very low, and I'm reaping the rewards on that. [01:49:56] Now, I have equity on this particular property, and moreover, instead of selling it and selling it out right, what I did was I decided to go ahead and rent it out to some big wig who just going to be there for business anyway for about six months, fully furnished, and I've got pretty good furnishings and whatnot. [01:50:15] And I mean, he is paying an astronomical amount of money just so that he can party and work downtown in Austin, Texas. [01:50:24] And look, I don't blame him. [01:50:26] And you see, I'm collecting all that rent for six months, all right? [01:50:30] And I'm basically taking money and I'm increasing capital because of the value of the damn condo is moving upward. [01:50:37] So I'm banking, babe. [01:50:39] This is how you got to think of it. [01:50:39] You got to think of it like a capitalist. [01:50:41] And let me tell you, the money I'm making on the amount that I'm renting out my property in Austin, Texas, I'm able to rent a house out here in San Antonio, Texas. [01:50:52] I mean, a beautiful home in one of the affluent parts of this town and literally barely paying a third of what I'm freaking getting from the guy who's renting my freaking condo downtown Austin.
