[00:06:09] I just like to touch that. [00:06:10] I've seen one guy was like, hey, look, even if you pay cash, you can't close a house in a day. [00:06:14] That's not true. [00:06:15] I mean, maybe we could touch on stuff like that. [00:06:17] Yeah, we could pull some up. [00:06:18] Yeah, definitely, please. [00:06:33] A lot of people who deal with real estate, they're not actually closers. [00:06:35] They're pretenders. [00:06:37] Because I'll tell you how the real estate game works. [00:06:39] There's three type of buyers. [00:06:41] You have a buyer, a pretender, and a borrower. [00:06:44] So the borrower has to beg daddy to buy the house. [00:06:47] So he has to either call a bank, or deal with the appraisers so he can be allowed. [00:06:53] Well, bar let's I mean let's be, let's be fair here. [00:06:55] Most people are borrowers. [00:06:57] Most normal people in the real world are have to borrow money from a bank. [00:07:01] Yeah you're, you're 100, correct? [00:07:02] But we're not talking about most of the people. [00:07:04] We're not talking about the sheep, we're talking well, the people that are watching this are most. [00:07:07] You have to understand people that watch this. [00:07:08] I just pulled them in the game. [00:07:09] How to make real money. [00:07:11] Okay, the next time I come i'll bring you like a thousand huds minimum, so you can see what I do. [00:07:15] All right, but how you buy a house in one day. [00:07:17] For the people who don't understand the business, let's pretend that you are a wholesaler and you have a house and a guy. [00:07:24] Let's pretend you're next door neighbor. [00:07:25] What's a wholesaler? [00:07:26] First of all, a wholesaler is a guy who's in the business, who doesn't want to close. [00:07:31] He just wants to assign his contract. [00:07:34] So what that means is, let's pretend this phone is a contract, so you have a house for sale, so you want to sell a house for a hundred thousand dollars. [00:07:42] Okay, he gets the contract and he gets, he gets an inspection period right. [00:07:47] So an inspection period in other terms is like, let me get a few days or a couple weeks so I can market your property to sell to a real buyer. [00:07:57] So they go to a title company and the title work starts going. [00:08:02] They check for mortgages, they check for liens and blah, blah, blah. [00:08:05] So once the title company tells you, yo, the property's ready to go. [00:08:08] So you got a contract for 100 grand, let's just say. [00:08:11] So you want to push it on the street because you don't have any money, but you want to make money because you brought the deal. [00:08:16] So then you come and you push it around the block, you email, blast it, you do whatever you got to do. [00:08:20] You're pushing it for 120, 130, whatever you think you could get based on what it's worth. [00:08:25] So when that doesn't work, they call a guy like me. [00:08:27] Hey, Brian, I got a day left. [00:08:28] I got to close it. [00:08:29] Where are you closing at? [00:08:30] They give me the name of the title company. [00:08:32] Send me the title commitment. [00:08:33] I look at the title commitment. [00:08:34] Boom. [00:08:34] All right. [00:08:35] Send me the underlining contract. [00:08:37] So I look at the underlining contract. [00:08:38] I see what they're paying. === Pushing Deals Without Cash Down (15:30) === [00:08:39] I see everything. [00:08:40] So I go look at it. [00:08:41] So in Tampa, Florida, where I live, I know every street in town. [00:08:44] So I already know what it's worth before I get there. [00:08:46] So you're buying it for $100. [00:08:47] And I said, cool, I'll give you $1.10. [00:08:50] So it's up to you to sell it to me or not. [00:08:51] So you can make $10,000 and you didn't really do nothing except put up a deposit. [00:08:55] So I call the title company and I call Candace, who runs my office. [00:08:58] Candace, wire the money, get this HUD, boom. [00:09:00] So I go in there. [00:09:01] I don't even have to go sign. [00:09:02] I do docu-sign because I'm a buyer. [00:09:04] I'm not a seller. [00:09:05] So they don't need a notarized copy. [00:09:08] So I buy the house in two, three minutes. [00:09:10] Then what I do after I close, I give it to one of my team members so they can re-push it. [00:09:15] So that is one thing I wanted to see because when I read the comments, I should have let's look at these comments right here. [00:09:20] Sure, go right ahead. [00:09:22] I mean, these are positive, man. [00:09:24] This man truly understands life and money. [00:09:26] You can tell by the way he talks. [00:09:28] One other guy was like, yo, Brian, stop making money. [00:09:30] It's all about smelling the roses. [00:09:32] I'm 50 years old. [00:09:33] I've traveled the whole nation. [00:09:34] I bought and sold it. [00:09:35] I've done everything. [00:09:36] I've been to NASCAR, World Series, NBA Finals, Championship. [00:09:40] Well, you name it, I've done it. [00:09:41] So at the end of the day, when I wake up at 4.30 in the morning, what am I going to do? [00:09:45] Walk my dog? [00:09:46] You know what I'm saying? [00:09:48] I do it, but at the same time, I want to have fun. [00:09:50] Yeah, but you're addicted to doing this shit. [00:09:53] You're like the guy on the, what's the fucking movie called without him? [00:09:58] We talked about it last time without him saying that. [00:10:00] Gemstone. [00:10:01] Yeah, exactly. [00:10:02] But the problem with that movie, it's not realistic like we spoke about before. [00:10:06] No. [00:10:07] The reason it's not realistic, he had some gambling debts and he had millions of dollars worth of scrap gold he could have scrapped in less than 30 seconds at 98% of scrap. [00:10:15] So that movie makes no sense to me. [00:10:16] I love how when he got that fucking, that big snook. [00:10:20] Delivered to his office that fish that was full of uh full of diamonds all those rare stones that one fucking crazy green stones the blood diamonds have you ever seen a blood diamond? [00:10:30] Not really because when I buy diamonds get closer when I when I buy diamonds I usually go to New York Just pull it put this thing in like you know what last time I look like like I was like hunchback. [00:10:42] You got it anyway, so the diamond game is tough because there's more diamonds than people and the De Beers company they own all the diamonds So it's like a hush hush game. [00:10:51] Yeah, and then most of the diamonds that are retailed are trash Because the best diamond, obviously, is an FLD color, flawless, colorless. [00:11:00] But the diamond game is tough because you got to have buyers, and that's a job. [00:11:06] It's not like real estate. [00:11:07] Real estate sells everywhere. [00:11:08] Diamond sells to select people. [00:11:11] Yeah, everybody can buy real estate. [00:11:13] Everybody needs real estate. [00:11:15] The one thing you can't. [00:11:15] Well, I don't know. [00:11:16] Diamonds are weird because I don't understand it quite. [00:11:20] I don't really understand it because it's the De Beers company. [00:11:24] They manipulate it or they somehow control. [00:11:27] It's not like a. [00:11:28] It's not like they stockpile them and they slowly release them. [00:11:31] Yeah, they push them slowly. [00:11:32] The thing is, there's a thing called a rap report. [00:11:36] So it's like a wholesale thing on what the diamonds are worth. [00:11:38] Anything over a carrot, which is an FL flaws D, that has a high value. [00:11:43] And then you have different colors, different cuts. [00:11:45] But the diamond game is so super exposed. [00:11:49] And you got every rapper, movie star in the game trying to outfloss each other. [00:11:54] You even got people putting diamonds in their heads. [00:11:56] It's at the point now where it's just like, yeah, I'm not with this no more. [00:11:59] It doesn't even make sense. [00:12:01] That's why I mess with the baseball cards and the real estate. [00:12:05] Because the baseball cards are extremely rare, and the real estate is a commodity that they use. [00:12:10] The most expensive one's that guy from Pittsburgh, right? [00:12:13] From the Pirates. [00:12:14] That most expensive baseball card. [00:12:16] That's about Honus Wagner. [00:12:17] Yeah, there's actually one for sale. [00:12:18] The reason is because he didn't believe in tobacco, and that's a T206 card. [00:12:22] But you're extremely correct. [00:12:23] That's the rarest card. [00:12:24] There's actually a couple up for sale. [00:12:26] Yo, this guy in the comments says, I know a guy won't mention his name. [00:12:29] He uses banks. [00:12:31] Well, a lot of people use banks, but I'm going to tell you the reason why I personally don't use banks. [00:12:37] You mean I use owner finance, but I'm gonna tell you why I don't use banks. [00:12:40] It's like this. [00:12:41] If you look at my track record, right? [00:12:43] And you see that I bought thousands of houses, but I bought them in a day and sold them the same day. [00:12:47] I pushed them to hedge funds. [00:12:48] It's like this. [00:12:49] Let's say I'm buying a house that's worth $200,000. [00:12:52] By the time a bank gives me that loan, I already got it sold because I got to go get an appraisal. [00:12:57] I got to get a survey. [00:12:58] Who has time for that? [00:12:59] And if you got money in the bank to cop it, who cares? [00:13:02] Because you're already trying to repush it. [00:13:03] You know what I'm saying? [00:13:04] If you're gonna buy it and retail it, I mean those days are over. [00:13:08] Yeah, you're a different breed though, bro. [00:13:10] Well, you have to be a different breed if you're like everybody else You ain't gonna get nowhere Yeah, that's true, but no one can not everybody can be like you everybody hustling not everybody everybody can be a hustler though See a lot of people hustle different things some people hustle fish They go fishing they pump the fish on the block some people hustle retail, You know, they sell cars. [00:13:30] Some people hustle fur coats. [00:13:31] Back in the day, before you know the, the people started shaking because it's not completely correct. [00:13:38] But everything has a dollar trade value. [00:13:40] Some people hustle drugs yeah b. [00:13:42] I never get into that because it doesn't make sense. [00:13:43] There's less money in that. [00:13:44] You're going to do a bid. [00:13:45] Everybody's going to get busted. [00:13:47] Yeah, that's true. [00:13:51] But the bottom line is, if you want to make money, you have to have a good eye for what's out there. [00:13:56] At the same time, you have to know who your client is and you have to know how to buy because, like I told you from the rip, you only make money when you buy. [00:14:04] You only realize when you sell. [00:14:08] So what's the, what's the best way? [00:14:10] If because right now the real estate market's crazy you go. [00:14:13] If you see a house for sale and you are interested and you want to go look at it, the day it goes on the market there's probably are going to be 10 offers on that house. [00:14:21] So how do you get the? [00:14:22] How do you get the deal when there's so much competition for the deal? [00:14:25] Because you have to remember when it's up for sale, it's already with a real estate agent. [00:14:29] When it's with a real estate agent, it's already retail because and then they're going to shoot for highest and best and if you have, if you're a fa buyer or if you're a conventional loan buyer, they're going to look at you last. [00:14:42] They only want to deal with cash buyers because they want to get out of there. [00:14:44] Right, they don't want to fix it, they don't want to do nothing. [00:14:46] But the problem is like if you're in the city limits and you sell your house now, the odds of you moving back are very, very low because the houses are going to go up 30% to 50% next year. [00:14:57] And I'll tell you why if you want to know. [00:14:59] Yeah, why? [00:14:59] Yeah, I definitely want to know. [00:15:00] Well, because you have the liberal communists in office right now. [00:15:03] And what they're looking to do is take 1031 exchanges away. [00:15:06] So basically what a 1031 exchange is, let's say you buy an apartment building for $10 million or whatever. [00:15:12] And then you reflip it and then you take that money and put it into a similar product. [00:15:16] They're trying to take that away because they want to eat your money. [00:15:20] Why the explain? [00:15:22] Explain. [00:15:23] I understand what 1031 exchange is. [00:15:24] I mean, it makes a lot of sense. [00:15:25] It makes a lot of sense for people that are employing ridiculous amounts of people to be able to do that, to roll your profit into new deals without paying tax on it. [00:15:37] It makes sense as an incentive for people that are. [00:15:40] Always remember, you're always paying tax no matter what. [00:15:42] Right. [00:15:42] No, no. [00:15:42] I paid hundreds of thousands of dollars a year in real estate taxes. [00:15:45] No, yeah, for sure. [00:15:46] I completely understand how it works. [00:15:47] You're paying a shitload of taxes, you're paying tons of payroll taxes for all your employees. [00:15:51] When you're running that big of an operation, it makes sense as an incentive to incentivize the people that have the balls to take those risks, to buy those big-ass fucking deals. [00:16:00] So why would they want to remove that incentive? [00:16:04] What is the logic? [00:16:05] I'm personally not a political person. [00:16:07] And the reason is because that doesn't make me money. [00:16:09] It just causes enemies because there's people on both sides of the fence trying to fight you. [00:16:13] But I'll tell you my opinion. [00:16:16] The reason they need the money to pay for all the things that's happening. [00:16:20] But I'm going to tell you why. [00:16:21] My thing is about real estate. [00:16:22] I'm going to tell you why the houses are going to go up. [00:16:25] And you could take this to the bank. [00:16:26] We are in hyperinflation right now. [00:16:29] Ever. [00:16:29] If you go out to eat, no matter what you go with your girl, you get a drink, no matter what is the worst place, in Tampa or St P whatever, you're gonna drop 100 minimum. [00:16:36] And they want to raise the minimum wage to 15. [00:16:39] So you know what they did. [00:16:40] So what they did was they started paying 300 a week plus 275, so that's 575 a week, and if you make 15 an hour times 40 hours, it's 600 minus taxes and blah blah, blah. [00:16:51] So you're making more money to stay at home. [00:16:54] So basically, you're forcing a minimum wage hike, right. [00:16:58] So now the real estate is a capital gains. [00:17:01] When you buy and sell real estate, you make capital gains not, you're not working a job. [00:17:05] So if they raise the capital gains and they eliminate 1031 exchanges, nobody who has any brains or cash is going to sell anything. [00:17:14] What they're going to do is they're going to build, they're going to rent, they're going to refinance, they're going to take all their equity out and they're going to rent Airbnb or they're going to rent to regular section eight, because section eight's going to go up. [00:17:26] You know section eight. [00:17:27] You know where people get paid to live for nothing. [00:17:29] So all these, all these rents are going to skyrocket And the real estate will go up because you'll have less real estate to sell. [00:17:37] That makes sense. [00:17:38] That makes total sense. [00:17:39] Yeah, well, that's where the market's at. [00:17:40] But you want to be in the city limits. [00:17:42] The money is always in the city. [00:17:45] Here was a guy over here. [00:17:46] I just want to say, I said, I live in a $400,000 house. [00:17:48] He doesn't even know where I live because 99% of my assets are in trusts. [00:17:52] I just found that funny. [00:17:54] He said what? [00:17:55] Some guy in a comment said that I live in a $400,000 house. [00:17:57] My funny thing is, how does this guy know where I live?
